OSL manages every warranty claim on every product we install, start to finish. You never have to track down a manufacturer or figure out the paperwork on your own.
When a fixture fails on a property you manage, the warranty process lands on your desk. Identifying the product, locating the original specification, understanding what the manufacturer requires, that process takes time most property managers don't have, and it's not what you were hired to do.
OSL holds the specification, fixture records, manufacturer relationships, and order history for every site we touch. Because we manage the full lifecycle, survey, design, in-house engineering, procurement, installation, and ongoing maintenance, we already know your asset before a claim ever comes in. When an issue is reported, your maintenance vendor submits through our online form. Our warranty team reviews it, confirms what the manufacturer requires, handles the submission, and tracks it through to resolution. You stay informed. The paperwork stays with us.
For REITs and portfolio owners managing properties across multiple markets, that continuity compounds. Our in-house electrical engineers are licensed in all 50 states. Our 400+ contractor network means we can execute and support in any market where you operate. When a property changes hands, the new ownership inherits a site OSL already knows the full specification history, performance record, and fixture documentation without starting over with a vendor who has never seen the asset.
Across a 10 to 15 year asset lifecycle, that institutional knowledge is not a convenience. It is a material advantage. OSL has delivered it across 7,200+ projects nationwide.
How a Warranty Claim Works
Lighting manufacturers don't take a failure report on faith. A claim needs to identify the exact product, tie it to the original order, describe the fault, and show that the failure is a product defect. Without the paper trail, a legitimate defect becomes an out-of-pocket replacement. Here is how it works when OSL installed the system.
Step 1: Report the Issue
Your maintenance vendor or on-site electrician submits the issue through our online warranty form. You don't need to identify the product or find any documentation. We already hold the specification, fixture records, order history, and manufacturer relationship.
Step 2: We Build the Package
Our warranty team reviews the submission and identifies anything missing, such as photos, the fault description, or a voltage confirmation. We follow up with your vendor, compile what the manufacturer requires, and submit the claim.
Step 3: We Track It to Resolution
We track the claim with the manufacturer through to resolution and keep you informed at each step. You stay updated. The paperwork stays with us.
